Herron barn was scheduled to go to auction in November 2023. It suited many requirements, that had been on the wish list since 2020.

Two weeks before the auction the lawyers discovered a section 52 clause, meaning that it could not be sold in auction. Instead, it was sold by sealed bids. The winning bidder being committed to the sale, but not being able to complete until the clause was lifted (with a maximum time window of 28 March 2024).

This meant that most of the interested parties didn’t bid, as they would have been tied into uncertainty.

Situations such as this are more risky, but offer greater rewards.
